Deposits, pets and moving out
What tenants can expect at the start and end of a tenancy.
Deposits
Deposits are two weeks’ rent for a room in a house share and five weeks’ rent for a whole home (the legal maximum), and are protected with the Deposit Protection Service within 30 days, with the prescribed information sent to you.
Holding deposits
A holding deposit of up to one week’s rent reserves a property. It is credited to your first rent or deposit, or refunded, unless you provide false information, fail a Right to Rent check or withdraw.
Pets
You can ask to keep a pet. We will consider every request fairly with the landlord and reply in writing. A landlord can only refuse for a good reason.
Giving notice
Tenancies are rolling. You give two months’ notice in writing when you want to leave.
Moving out
We check the property against the inventory, allowing for fair wear and tear, and agree any deductions with you. Deposits are returned through the Deposit Protection Service, which offers free dispute resolution if we cannot agree.
