The Renters' Rights Act in plain English

The biggest change to private renting in a generation. Here is what it means for Tameside landlords, and how we handle it for you.

What does the Renters' Rights Act change for landlords?

Since 1 May 2026, every private tenancy in England is a rolling periodic tenancy. Section 21 "no fault" evictions have ended, rent can only go up once a year using a Section 13 notice, rent in advance is capped at one month, and landlords cannot refuse tenants because they have children or receive benefits. Rolling tenanciesFixed terms have gone. Tenancies run month to month and tenants give two months' notice to leave.
No more Section 21"No fault" evictions have ended. Landlords need a valid ground under Section 8, such as rent arrears or selling the property.
Rent increases once a yearUsing a Section 13 notice with at least two months' warning. Tenants can challenge an increase at a tribunal.
No bidding warsAdverts must show a set rent, and landlords cannot invite or accept offers above it.
Rent in advance limitedNo more than one month's rent up front, and only once the tenancy is signed.
PetsTenants can ask to keep a pet and landlords cannot unreasonably refuse.
No discriminationLandlords and agents cannot refuse tenants because they have children or receive benefits.
Coming nextA private landlord database and a landlord ombudsman, with the Decent Homes Standard extended to private rentals.
