Services and fees

Clear fees, nothing hidden

We are not VAT registered, so the price you see is the price you pay. Every fee is listed here, as the law requires, and confirmed in writing before you sign.

How much does North Point charge landlords?

Let only is 75% of the first month’s rent (minimum £495). Full management is 12% of the rent collected, with no set-up fee. House share (HMO) management is 14% of the rent collected plus £120 for each room we let. No VAT is added and there is no set-up fee. If we find your tenant there is a 6 month minimum, then one month’s notice. Tenants never pay fees to us.

What 12% means in poundsOn a £900 a month home, full management costs £108 a month. At 14.4% including VAT, a common rate among Tameside and Manchester agents, the same home would cost £129.60 a month, usually plus set-up and compliance fees.
