Key points

  • The two Droylsden wards had 10,156 households at the 2021 Census, and 20.5% rented privately, against 17.5% across Tameside.
  • Half of Droylsden's homes are semi-detached (50.6%), against 38.6% in Tameside, so expect family houses more than terraces.
  • Droylsden tram stop is on the East Manchester line, with Etihad Campus five stops towards Manchester and Ashton-under-Lyne to the east.
  • Tameside Council's town centre masterplan and the planned partial demolition of the Concord Suite are proposals, so do not price rents on them.
  • A mandatory HMO licence applies from five people, and planning permission is needed for any new HMO under the Article 4 Direction in force across Tameside since 2 October 2025.
  • North Point manages across Tameside from Ashton-under-Lyne for 12% of rent collected, with no set-up fee.

This page is for Droylsden landlords, and for anyone thinking of buying or letting a property in the town. It covers the tram, the housing, the town centre plans and the Tameside rules, with sources named. We are a family letting agent in Ashton-under-Lyne, and we say plainly what we do and do not have in Droylsden.

Droylsden and its rental market in plain terms

Droylsden is a town in Tameside about 4 miles east of Manchester city centre. Wikipedia lists its neighbours as Clayton, Newton Heath, Failsworth, Openshaw, Audenshaw and Ashton-under-Lyne. It grew in the 19th century as a mill town on the Ashton Canal. Wikipedia says the Fairfield Mills towel mill closed at the end of the 1980s and a Tesco opened on the site in 1997.

For a landlord the position matters. Droylsden sits between Manchester and Ashton, with a tram stop in the town, which suits tenants who work in the city.

Rents: what we can and cannot say

We have no verified Droylsden rent, so we are not printing one. The ONS Price Index of Private Rents gave Tameside averages of £682 a month for one bedroom and £881 for two bedrooms in July 2026. Those are borough wide. Ask for a free rental valuation for your own property.

The Census shows a larger rented sector than the borough average. In 2021 the two Droylsden wards had 10,156 households between them, and 2,085 (20.5%) rented privately, against 17.5% across Tameside. Only 82 homes were recorded as part of a converted or shared house, a small number, though a whole shared house may be counted as one home.

Getting around: the tram, buses and roads

Droylsden tram stop is on Metrolink's East Manchester line. Wikipedia says it opened in February 2013, sits in fare zone 3, and has trams mostly every 12 minutes to Manchester city centre and east to Ashton-under-Lyne. The line was extended on to Ashton on 9 October 2013. Wikipedia's line page lists Etihad Campus, home of the Etihad Stadium and Co-op Live arena, five stops west of Droylsden.

Service patterns change, so check Transport for Greater Manchester before quoting a frequency. We have not verified a journey time, so we quote none.

The nearest National Rail station is Fairfield, about a mile south of the town centre, according to Wikipedia. The A662 runs through Droylsden, and the Tameside Correspondent reports that the council's masterplan includes junction and road improvements along it. Wikipedia lists bus routes on Ashton Road and Market Street, including the 216 towards Piccadilly Gardens, but timetables move, so check the Bee Network.

Droylsden housing stock and what it means for you

Droylsden is a semi-detached town. In the 2021 Census accommodation table, 5,142 of the 10,159 homes across its two wards (50.6%) were semi-detached, against 38.6% in Tameside. Terraced homes were 26.7% (Tameside 34.1%), purpose-built flats 11.6% and detached homes 9.2%. That points to family houses, with fewer terraces than the borough average.

There is also newer stock. Wikipedia says marina construction ran from 2007 to 2012 and includes 92 houses and 291 apartments. Apartments bring service charges and lease questions that houses do not, so read the lease before you let one.

Canal and heritage

The Ashton Canal runs through the town. Its Wikipedia entry gives six miles and 18 locks from Manchester to Ashton, and records a volunteer clearance through Droylsden in 1968. Fairfield Moravian Settlement, founded in 1785, is Grade II* listed and has a conservation area. If your property is listed or in a conservation area, check with Tameside before altering it.

The ward figures use the 2022 ward boundaries. Tameside changed its wards in 2023, so they are close to the town but not an official count of Droylsden itself.

The town centre masterplan

Tameside Council has a town centre masterplan for Droylsden. The Tameside Correspondent reported in May 2025 that it sets out six projects, including a Hollinwood Canal Park linking the marina to the shops, and proposals to redevelop two 1960s estates east of Market Street.

In August 2026 it reported that the council had applied to partly demolish the vacant Concord Suite, built in the early 1970s, by removing its upper floors. The council said this clears a route for housing, retail or leisure later. That is a proposal, so we would not price a rent on it. Check what has been built first.

What a Droylsden landlord needs to know

Droylsden landlords follow the Tameside rules, the same as in Ashton or Hyde.

  • HMO licensing. Tameside Council requires a mandatory licence once five or more people from two or more households share a home. Our Tameside HMO licence guide explains it. We found no additional or selective licensing scheme on the council site, but cannot prove none exists, so ask Housing Standards.
  • Planning. An Article 4 Direction has covered the whole borough since 2 October 2025, so a new HMO needs planning permission. See Tameside Article 4 explained.
  • Deposits. Protect within 30 days and serve the prescribed information. See the deposit protection guide.
  • Rent rises. Tenancies are periodic, and a rise needs a Section 13 notice on Form 4A with two months' notice, once a year. Try the Section 13 calculator.

This is general guidance as of 28 October 2026, not legal advice.
