- We have no Mossley rent figure. The Tameside averages are £682 a month for one bedroom and £881 for two bedrooms (ONS, July 2026).

This page is for Mossley landlords, and for anyone thinking of buying or letting a property in the town. It covers the trains, the housing and the Tameside rules, with sources named. We are a family letting agent in Ashton-under-Lyne, and we say plainly what we do and do not have in Mossley.
Mossley and its rental market in plain terms
Mossley is a town and civil parish at the east end of Tameside, in the upper Tame Valley and the foothills of the Pennines. Wikipedia puts it 3 miles south-east of Oldham and 9 miles east of Manchester, on the western edge of Saddleworth Moor. The moor sits in the Dark Peak area of the Peak District National Park, so the hills above the town are walking country.
Wikipedia says the town straddled Lancashire, Cheshire and Yorkshire until 1889, and its three town council wards are still called Cheshire, Lancashire and Yorkshire.
What we can and cannot say about rents
We have no Mossley rent figure we could stand behind, so we are not going to print one. The ONS Price Index of Private Rents gave Tameside averages of £682 a month for one bedroom and £881 for two bedrooms in July 2026. Those cover the whole borough, so treat them as a rough anchor and ask for a free rental valuation on your actual property.
What the Census does tell us is how big the rented sector is. At the 2021 Census the Mossley ward had 5,172 households, and 1,006 of them (19.5%) rented privately, against 17.5% across Tameside.
Getting around: trains, buses and walking routes
Mossley station is on the Huddersfield line. Wikipedia's station page says only TransPennine Express trains stop there, an hourly express service including Sundays, west to Stalybridge and Manchester Piccadilly and east to Huddersfield, with many trains going on to York. Passengers for Manchester Victoria change at Stalybridge. Timetables change, so check with the operator. We have not verified journey times, so we quote none.
The Northern station page lists 26 free car park spaces and 18 sheltered cycle spaces. The Manchester platform has level access by a short ramp, but the Huddersfield platform needs a footbridge and steps.
A new Mossley station is planned about 300 metres further along Manchester Road, with longer platforms and lifts to the Huddersfield platform. The Tameside Correspondent reported in October 2024 that it is part of the TransPennine Route Upgrade, with no construction dates given, and that bus replacements will run during closures because Mossley has no alternative train route.
Trams do not reach Mossley, because Metrolink ends at Ashton-under-Lyne, and local buses run under the Bee Network (Wikipedia). Tameside Council's 32 mile Tameside Trail has a 5.8 mile section that ends on Manchester Road in Mossley after crossing Hartshead Pike, and the Canal & River Trust says the Huddersfield Narrow Canal through the town reopened to boats in 2001.
Mossley housing stock and what it means for you
Mossley is a terraced town. In the Census 2021 accommodation type table, 2,348 of the ward's 5,171 homes (45.4%) were terraced, compared with 34.1% across Tameside. Semi-detached homes were 31.3%, detached 9.9% and purpose-built flats 9.8%, so you will mostly be letting older terraces.
The mill past explains the streets. A local history site, Pitt Dixon, records Woodend Mill on Manchester Road as a Grade II listed cotton mill. It also notes Brunswick Mill was demolished in 1990 for the housing called The Spindles, and Hollins Mill on Micklehurst Road, built in 1864 for woollen goods, came down in 1993.
What stone terraces ask of a landlord
- Damp and heating. Older stone homes need careful work on damp, heating and insulation.
- Energy rating. As of 26 October 2026 a rented home needs an EPC of at least E unless exempt. Check yours before you list it, and see our landlord compliance guide.
- Refurbishment. North Point Building Services, our own building company, renovated a stone cottage on Micklehurst Road in Mossley, opening up the chimney breasts, exposing the stone and fitting a new kitchen and bathroom.

What a Mossley landlord needs to know
Mossley landlords follow the Tameside rules, as in Ashton or Hyde.
- HMO licensing. Tameside Council requires a mandatory licence once five or more people from two or more households share a home. Our Tameside HMO licence guide explains it. We have not found an additional or selective licensing scheme on the council site, but we cannot prove none exists, so ask Housing Standards before you let.
- Planning. An Article 4 Direction has covered the whole borough since 2 October 2025, so turning a home into an HMO needs planning permission. See Tameside Article 4 explained or try the HMO licence checker.
- Deposits. Protect within 30 days of receiving the money and serve the prescribed information. Read the deposit protection guide.
- Rent rises. Tenancies are periodic and a rise needs a Section 13 notice on Form 4A with at least two months' notice, once a year. Use the Section 13 calculator and read the rent increase guide.
This is general guidance as of 28 October 2026, not legal advice.

Typical landlord questions in Mossley
- Is my house an HMO? Count people and households, not bedrooms. Three sharers is already an HMO.
- Can I convert it? Only with planning permission. See HMO conversions in Tameside.
- Will rail works affect my tenants? Probably at times, so mention it when you advertise.
