What is the Audenshaw rental market like?
Audenshaw is a town in Tameside, Greater Manchester, about 4.9 miles east of Manchester city centre (Wikipedia). It sits between the city and Ashton-under-Lyne. The town had 11,419 people at the 2011 Census, and the Audenshaw council ward had 12,582 at the 2021 Census (ONS figures, via City Population). Ward and town edges differ slightly.
We have not found a published rent figure for Audenshaw alone, and we will not invent one. The ONS Price Index of Private Rents gives Tameside averages of £682 a month for one bedroom and £881 for two bedrooms in July 2026 (ONS). Those are borough wide. A rental valuation gives you a number for your own house.
Private renting is growing across the borough. The ONS reports 17.5% of Tameside households rented privately in 2021, up from 13.2% in 2011 (ONS). Audenshaw landlords are working in a bigger rented market than ten years ago.
Getting around: tram, trains and the M60
Transport is where Audenshaw stands out among Tameside's towns, because it has both a tram stop and a mainline station.
- Metrolink. Audenshaw tram stop is on the East Manchester line, which opened on 9 October 2013. It is in fare zone 3 and sits between the Droylsden and Ashton Moss stops. Wikipedia lists westbound trams to Eccles and MediaCityUK and eastbound trams to Ashton-under-Lyne, mostly every twelve minutes (Wikipedia: Audenshaw tram stop). Confirm current services with Transport for Greater Manchester.
- Guide Bridge station. It serves the Guide Bridge area of Audenshaw, about 4¾ miles from Manchester Piccadilly. Northern runs two trains an hour on the Glossop Line and three an hour on the Hyde loop to Piccadilly, with no Hope Valley service on Sundays (Wikipedia: Guide Bridge). The Hyde loop is the Hope Valley Line route through Hyde North and Hyde Central to Rose Hill Marple.
- Motorway. The M60 runs beside the town. Junction 23 serves the A635 and A6140 towards Ashton-under-Lyne, and junction 24, Denton Island, serves the M67 and A57 (Wikipedia: M60).
We have not timed any journeys, so we give none. Check National Rail and TfGM for current times before you advertise a commute.
Audenshaw housing stock and new homes
We found no Audenshaw split of house types. Across Tameside the 2021 Census counted 99,527 households, of which 38,449 lived in semi-detached homes and 33,953 in terraces (ONS Census 2021, table TS044). That is roughly 39% and 34%. Walk the street before you assume your home matches either.
We did find two named new build schemes, both approved a few years ago. Check the council's planning portal for whether they are built.
- Martin Street. Taylor Wimpey won approval in December 2016 for 178 homes on the former Mono Pumps site near Guide Bridge station, a mix of two, three and four bedroom houses plus 18 apartments (Place North West).
- St Anne's Nursery site. Tameside's planning committee approved 34 shared ownership homes in December 2020, to be managed by Mosscare St Vincent's (Tameside Reporter).
For you as a landlord, new neighbouring homes can mean more choice for tenants. Price your home against what is actually available when it is let.

Audenshaw Reservoirs and local landmarks
The reservoirs are the town's most distinctive feature. Three reservoirs were built between 1877 and 1882 for Manchester Corporation, and part of the old village was demolished to make room. They are now maintained by United Utilities. The reservoirs are not open to the general public, though a leisure permit can be obtained, and the third was partly filled in during the 1990s to make way for the M60 (Wikipedia: Audenshaw Reservoirs).
Nico Ditch, a medieval earthwork, runs through the area, and the town grew as a textile centre in the Industrial Revolution. Audenshaw has nine Grade II listed buildings, including St Stephen's Church, built in 1846, and the Aldwinians rugby club is based here (Wikipedia: Audenshaw).
We cannot tell you what any of this does to rent. If a tenant asks about access to the water, point them to United Utilities.
What Audenshaw landlords need to know
- HMO licensing. A mandatory licence applies where five or more people from two or more households share. The Tameside HMO page we checked on 26 October 2026 did not show an additional or selective licensing scheme, but we cannot confirm none exists, so ask the council's Housing Standards team. See our HMO licence guide and checker.
- Planning. An Article 4 Direction has applied across the whole borough since 2 October 2025, so converting a home to an HMO needs planning permission (Tameside Council). See Tameside HMO Article 4.
- Deposits. Protect the deposit and serve the prescribed information within 30 days. See the deposit protection guide and deposit cap calculator.
- Rent reviews. Rent rises go through a Section 13 notice, once a year. Use the Section 13 notice calculator and read the rent increase guide.
- Tenancy rules. Tenancies have been periodic since 1 May 2026. See the Renters' Rights changes.
