Is Denton a practical place to be a landlord, and what should I check first?

Denton sits about five miles east of Manchester, next to the M60 and the M67, but its own railway station sees only two trains a week. Check transport, certificates and Tameside's HMO rules and Article 4 planning before you buy or let. North Point manages across Tameside for 12% of rent collected. Key points

  • Denton is a Tameside town about 5 miles east of Manchester city centre, and its three wards held 34,479 people at the 2021 Census.
  • Denton station has only two passenger trains a week, on Saturday mornings, so tenants rely on roads.
  • We give no Denton rent figure; the ONS Tameside averages are £682 (one bedroom) and £881 (two bedrooms) for July 2026.
  • Turning a Denton home into an HMO needs planning permission under the borough wide Article 4 Direction, and five or more sharers need a licence.
  • North Point manages for 12% of rent collected with no set up fee, from our office in Ashton-under-Lyne.

This page is for Denton landlords, and for anyone buying or letting a property in the town. It sets out what we could verify about Denton from council, ONS and transport sources, the rules that apply in Tameside, and how North Point would manage your home from our Ashton-under-Lyne office.

What is the Denton rental market like?

Denton is a town in Tameside, Greater Manchester, about 5 miles east of Manchester city centre (Wikipedia). Three council wards cover it. At the 2021 Census, Denton North East had 11,092 residents, Denton South 11,868 and Denton West 11,519, which is 34,479 in total (ONS figures, via City Population). Ward lines and the town edge differ slightly.

We have not found a published rent figure for Denton alone, and we will not invent one. What we can give you is the Tameside average from the ONS Price Index of Private Rents: £682 a month for one bedroom and £881 for two bedrooms in July 2026 (ONS). Those are borough wide, and a Denton street can sit above or below them. A rental valuation gives you a number for your house.

Renting is growing. The ONS reports 17.5% of Tameside households rented privately in 2021, up from 13.2% in 2011 (ONS).

A town built on hats

Felt hat making is recorded in Denton from 1702. By 1840 the town was producing 24,000 felt hats a week, and the last hat factory closed in 1980 (Wikipedia). Tameside Council lists 86 hatting firms over time and says the population grew from about 2,500 in 1801 to over 25,000 by 1950 (Tameside Council). A town that grew that fast was built in layers.

Getting around: M60, M67, A57 and the trains

Denton's transport story is road first.

  • Motorway. The M67 starts at Denton Island, which is junction 24 of the M60. From there the M67 runs east towards Hyde, and the A57 runs towards Denton and central Manchester. The M67 was built between 1978 and 1981 (Wikipedia: M67; Wikipedia: M60).
  • M67 junctions. Junction 1a serves the A6017 for Denton and Ashton-under-Lyne. Junction 2 serves the A57 for Hyde and Denton. Both have limited slip roads.
  • A57. The A57 Hyde Road runs through the town.
  • Denton station. It is on the Stockport to Stalybridge line and is run by Northern Trains. From the December 2024 timetable there is one train a week each way, on Saturday morning, to Stockport and Stalybridge (Wikipedia: Denton station). Check National Rail for current times.
  • Metrolink. We found no Denton stop on the Metrolink network.

The nearest station with a regular service is Guide Bridge, in neighbouring Audenshaw. It is about 4¾ miles east of Manchester Piccadilly. Northern runs two trains an hour on the Glossop Line and three an hour on the Hyde loop (the Hope Valley Line route through Hyde North and Hyde Central to Rose Hill Marple), with no Hope Valley service on Sundays (Wikipedia: Guide Bridge). We have not timed journeys, so we give none. Audenshaw also has the nearest Metrolink stop we could verify.

Denton housing stock and what it means for you

We found no Denton specific split of house types, so here is the Tameside picture from the 2021 Census: 99,527 households, of which 38,449 lived in semi-detached homes and 33,953 in terraces (ONS Census 2021, table TS044). That is roughly 39% and 34%.

Two Denton details are worth knowing. Haughton Green, in the south of the town, has a Manchester (Beswick) overspill estate built behind Two Trees Lane in the late 1950s, with newer housing around the old village (Wikipedia: Haughton Green). And the former Oldham Batteries site off Lime Grove has been redeveloped with housing and a wellness centre (Wikipedia: Denton).

Whatever you own, the gas safety record, electrical report, EPC and alarms must be in date before a tenancy starts. See our landlord compliance guide.

Destination Denton: what the town centre plan means

Tameside's Executive Cabinet approved the Destination Denton masterplan in December 2025. It has £16.8 million of UK Government funding, subject to agreement, plus Transport for Greater Manchester support. It covers Manchester Road, Market Street, Queen Street, upgrades around Denton Town Hall and Festival Hall, and over 1.1 km of walking and cycling routes, phased from 2026 to 2028 (Tameside Council).

The council is also advertising Festival Hall on Peel Street for sale. It wants to keep the ground floor for community use, and residential conversion is one option bidders can propose (Tameside Correspondent, 13 July 2026). No sale date has been published.

For a landlord, that is a plan, not a guarantee. Nobody can promise it lifts rents, so do not buy on the strength of a masterplan alone.

What Denton landlords need to know

  • HMO licensing. A mandatory licence applies where five or more people from two or more households share. The Tameside HMO page we checked on 26 October 2026 did not show an additional or selective licensing scheme. We cannot confirm none exists, so ask the council's Housing Standards team. See our HMO licence guide and checker.
  • Planning. Since 2 October 2025 an Article 4 Direction has applied across the whole borough, so converting a home to an HMO needs planning permission (Tameside Council). See Tameside HMO Article 4.
  • Deposits. Protect the deposit and serve the prescribed information within 30 days. See the deposit protection guide and deposit cap calculator.
  • Rent reviews. Rent rises go through a Section 13 notice, once a year. Use the Section 13 notice calculator and read the rent increase guide.
  • Tenancy rules. Since 1 May 2026 tenancies are periodic, not fixed term. See the Renters' Rights changes.
