This page is for Dukinfield landlords, and for owners thinking of buying or letting in the town. It covers the old stations, the trams, the housing, the Tameside rules and how we work. We have no home of our own in Dukinfield, and the page says so plainly.

The Dukinfield rental market in plain terms

Dukinfield is a Tameside town on the south bank of the River Tame, directly opposite Ashton-under-Lyne and about 6.3 miles east of Manchester, with the postcode district SK16. Wikipedia gives its built-up area 21,155 residents at the 2021 Census, up from 18,885 in 2001. It grew on cotton and coal: two cotton mills stood before 1794, there were seven by 1825, and by the late 19th century the town had 14 spinning mills.

No official source we found profiles Dukinfield tenants. What is known is borough wide: ONS Census 2021 data has 17,459 of Tameside's 99,527 households renting privately, or 17.5%. Because the town sits across the river from Ashton, it is worth comparing Dukinfield demand and rents with Ashton's. That is our reading, not a statistic. If you want a letting agent Dukinfield owners can reach easily, Ashton is close.

What rents look like. The ONS Price Index of Private Rents put the Tameside average at £682 a month for one bedroom and £881 for two bedrooms in July 2026. Those are borough wide averages, not Dukinfield figures, and we have not found an official rent for the town alone. A free rental valuation gives you a number for your own street.

Getting around: stations, trams and buses

Rail

No railway station is open in Dukinfield. Dukinfield Central, a Great Central station that opened in 1864, closed to passengers on 4 May 1959. Dukinfield and Ashton, a London and North Western Railway station that opened in 1893, lost its passenger service in 1950 and its line closed completely in 1968. Wikipedia names Stalybridge and Ashton-under-Lyne as the nearest stations today.

At Ashton-under-Lyne, Wikipedia lists a typical off-peak service of one Northern train an hour to Manchester Victoria and one to Stalybridge. Stalybridge also has TransPennine Express services on the Huddersfield Line. Check National Rail for current times.

Tram and bus

The Metrolink East Manchester line ends at Ashton-under-Lyne, not Dukinfield. That stop opened on 9 October 2013, and trams run to Eccles through the city centre. Wikipedia gives the network standard as a tram every 12 minutes Monday to Saturday. Ashton bus station sits beside the tram stop and has 14 stands. Wikipedia says buses are mainly run by Stagecoach Manchester and First Greater Manchester, but routes change, so check Transport for Greater Manchester before you quote one.

Housing stock and what it means for a landlord

At the 2021 Census, 38,449 of Tameside's households lived in semi-detached homes and 33,953 in terraced ones (34%), with 12,799 in purpose built flats and 915 in converted or shared houses. We have not found a Dukinfield only split, so treat these as borough numbers.

Older mill and mining towns carry older houses, and older houses mean the usual jobs: damp, ageing wiring and heating. Know the dates of your gas safety record and electrical report before you let. The landlord compliance guide lists what must be in place.

  • New houses. Developer ELAN Homes says its Greenside View scheme, on former Dukinfield Golf Club land off The Fairways, has full planning permission for 33 three and four bedroom homes. It does not give a completion date.
  • Single lets. Each tenancy is an assured periodic tenancy with no fixed term since 1 May 2026. See the Renters' Rights Act guide.
  • House shares. A larger house can work as an HMO, but only with the right planning permission and, from five people, a licence. See HMO management in Tameside.

Canals, old halls and the town hall

Tameside Council says Portland Basin, where the Peak Forest, Ashton and Huddersfield Narrow canals meet, is known as Dukinfield Junction among canal people. Wikipedia places the junction on the southern edge of Ashton, so it sits on the Ashton and Dukinfield border. The Portland Basin Museum is in an Ashton Canal warehouse built in 1834 and admission is free. The Canal & River Trust manages the waterways.

The old hall and chapels

Dukinfield Hall, the Dukinfield family seat, was demolished around 1950, according to the Tameside centenary souvenir. Its Old Hall Chapel survives as a Grade II* listed ruin, set alight in 1978 and now on Historic England's Heritage at Risk Register in very bad condition. Old Chapel, first started in 1707, is also Grade II* listed. The Town Hall opened in 1901 and Dukinfield Park in 1902.

None of that sets a rent. For a landlord it says the centre has listed buildings and older streets, which is worth knowing before you plan work on an older house nearby.

What a Dukinfield landlord needs to know

Dukinfield follows the same Tameside rules as the rest of the borough.

  • HMO licensing. Tameside Council requires a licence where five or more people from two or more households share. See the HMO licence guide and the HMO licence checker.
  • Extra licensing. When we checked on 26 October 2026 the council site did not show an additional or selective licensing scheme. We cannot prove none exists, so confirm with the council's Housing Standards team.
  • Planning. An Article 4 Direction has covered the whole borough since 2 October 2025, so turning a home into an HMO needs planning permission. Read the Article 4 guide.
  • Deposits. Protect them and send the prescribed information within 30 days. See the deposit protection guide.
  • Rent reviews. Rent rises go through Section 13. Use the Section 13 calculator or read the rent increase guide.
